Commercial aircon installation in Singapore follows five stages: site survey and load assessment, system and quote, approvals and scheduling, installation and testing, then handover. A small shop with split or ceiling cassette units can take one to a few days. A larger office with a multi-unit system takes several days or more. The right system depends on floor area, layout, opening hours and your landlord’s rules.
Key takeaways
- Offices and shops usually use split, multi-split, ceiling cassette or ducted systems. Larger sites may use VRF or chilled-water systems.
- A site survey comes first. Ask for the cooling load, unit positions, drainage route and power requirement in writing.
- Check your lease and building management rules before you order: outdoor unit location, noise, working hours and lift use can all be restricted.
- Install outside business hours if you can, so staff and customers are not affected.
- Compare quotes on the same scope: units, brands, pipework, electrical works, testing, warranty and servicing.
Which aircon system suits an office or shop?
The right system depends on floor area, ceiling height, layout and how many hours the space runs. Our aircon installation service covers split, multi-split, ceiling cassette and ducted systems for offices, retail shops, restaurants and industrial units.
| System | How it works | Best for | Watch out for |
|---|---|---|---|
| Single split (wall-mounted) | One indoor unit linked to one outdoor unit | Small offices, a single room, a small shop | One unit cools one zone only |
| Multi-split | Several indoor units on one outdoor unit | Offices with several rooms, shops with a back area | Units share one compressor, so one fault can affect all rooms |
| Ceiling cassette | Indoor unit sits flush in the ceiling and blows in several directions | Open-plan offices, cafes, retail floors | Needs ceiling space and a drainage route |
| Ducted | Concealed unit sends air through ducts to vents | Larger shops and offices where a clean ceiling look matters | Needs a ceiling void and careful duct design |
| VRF and chilled water | Central systems serving many zones | Larger offices and multi-floor premises | Design and approvals are more involved; usually sized by an engineer |
A simple way to decide:
- One room or a small shop: split or ceiling cassette.
- Several rooms or zones on one floor: multi-split, or cassettes on one outdoor unit.
- A large open floor or a premium fit-out: ducted or cassette.
- Multi-floor or large premises: ask for an engineer’s design before you compare quotes.

How commercial aircon installation works, step by step
Commercial installation follows the same basic order on most jobs. Our own process is to inspect the site, help you choose a model, install the units, connect electrical and refrigerant lines, set up drainage, test performance and walk you through the controls.
- Site survey. A technician inspects the space, measures the area, checks ceiling height, power supply, outdoor unit location and drainage route. Ask for the cooling load calculation in writing.
- System and quote. You get a recommended system, brand and model options (we install Daikin, Mitsubishi, Panasonic, LG and other brands), unit positions and a written quote.
- Approvals and scheduling. Confirm your landlord’s or building management’s rules, and agree on dates and working hours. Ask whether noisy work must be done after hours.
- Delivery and preparation. Equipment is delivered, pipe and cable routes are marked, and any ceiling or wall openings are prepared.
- Installation. Indoor and outdoor units are mounted, refrigerant pipes and electrical cables are connected, and the drainage line is set so water flows away without leaks.
- Testing and commissioning. The system is checked for airflow, cooling performance, thermostat response and leaks.
- Handover. You are shown how to use the controls, given the warranty details, and the work area is cleaned up. [ADD: what documents we hand over, such as warranty card and servicing schedule.]
Proper installation matters: poor placement, drainage or wiring can cause leaks, poor efficiency and a shorter unit life.
How long does commercial aircon installation take?
One split unit usually takes 3 to 5 hours, a multi-split or ceiling cassette job can take a full day, and large commercial setups take several days, according to our aircon installation page. The table turns that into a planning guide. Treat the commercial rows as estimates that your survey will confirm. [CONFIRM: timings for shops and offices with our installation team.]
| Premises | Typical system | Planning estimate |
|---|---|---|
| Small shop or one-room office | 1 to 2 split units | Half a day to 1 day |
| Shop or cafe with open floor | 2 to 4 ceiling cassettes | 1 to 2 days |
| Office with several rooms | Multi-split or cassettes | 2 to 4 days |
| Large office or multi-zone premises | Ducted, VRF or chilled water | Several days to weeks, set after design |
What can lengthen the job:
- Ceiling works or ductwork that must be built or changed
- Long refrigerant pipe runs or difficult outdoor unit locations
- Electrical upgrades, such as a new power supply or distribution board
- Landlord or building rules that limit working hours or lift use
- Late delivery of equipment or changes to the design after work starts
Ways to keep downtime low: book weekday evenings or Sundays for shops, agree a phased plan for offices (one zone at a time), and confirm the delivery date before you pick your start date.
What affects the cost of commercial aircon installation?
Commercial installation is quoted per job, not per unit, because the scope varies widely. We do not publish a price range here. [ADD: our starting price or typical range per unit or per project, if we want to show one.]
What drives the price:
- Floor area and the cooling capacity needed
- System type: split, multi-split, cassette, ducted or central
- Number of indoor units and distance to the outdoor unit
- Brand, model and energy rating
- Ceiling, ductwork, electrical and drainage works
- Working hours, access and lift or crane needs
- Warranty and servicing included after installation
How to compare quotes fairly. Ask each supplier to quote the same scope and to list, in writing:
- Brand, model and number of units, with capacity
- Pipework and electrical works included
- Drainage and making good of ceilings or walls
- Testing and commissioning
- Warranty on equipment and on workmanship
- What is excluded, such as approvals, ceiling works or power upgrades
A low price with a short scope often costs more later. Do not compare headline totals until the lists match.
Mixing old and new units. Mixing old and new units can reduce efficiency and may void the manufacturer’s warranty. Ask your installer to check compatibility before reusing any existing equipment.
Approvals, landlord rules and energy labels to check
Landlord and building management. Most shops and offices are leased, so check the lease and fit-out rules before you order. Common limits are the outdoor unit location, facade changes, noise, working hours, lift booking and who pays for making good. Get written approval first.
Energy labels. Singapore’s NEA sets minimum energy performance standards (MEPS) for air-conditioners. Since 1 April 2025, single-split units must meet 4 ticks and multi-split units 5 ticks, according to the NEA. NEA lists three-phase VRF air-conditioners as a separate category, with labelling and standards in force since 1 April 2021. Ask your supplier to show the energy label for every model quoted.
Other approvals. Larger fit-outs and central systems can involve other approvals, such as building works or fire safety requirements. [CONFIRM: which approvals we handle for clients and which the client or main contractor handles.] Ask your installer to say in the quote who is responsible for each one.
A lower-tick unit costs less to buy but more to run. See our guide to energy-efficient aircon in Singapore.
Offices, shops and clinics: what each needs
Offices. Comfort for staff, quiet indoor units and even cooling across open floors matter most. Zoning (separate controls for meeting rooms and work areas) saves energy. Plan installation in phases or after hours. See aircon servicing for Singapore offices for what comes after installation.
Retail shops and cafes. Customers notice heat, noise and drips. Choose ceiling cassettes or ducted units for a clean look, check drainage routes carefully, and size the system for door openings and heat from lighting and equipment. Book work outside opening hours.
Clinics and restaurants. Hygiene and steady temperature matter. Ask about air distribution, drain design and easy access for cleaning. Restaurants also need to account for kitchen heat and ventilation. [CONFIRM: whether we take on kitchen ventilation or only aircon.]
All premises. Plan servicing from day one. A servicing contract keeps new units working and gives you records for your landlord. For small business needs, read aircon servicing solutions for small businesses.

Frequently asked questions
How long does commercial aircon installation take in Singapore?
A single split unit takes about 3 to 5 hours. A multi-split or ceiling cassette job can take a full day, and large commercial setups take several days. A site survey gives the real estimate.
What aircon system is best for an office?
Small offices usually suit split or multi-split systems. Open-plan offices suit ceiling cassettes or ducted units. Large or multi-floor offices may need VRF or chilled water, designed by an engineer.
What aircon system is best for a shop?
Ceiling cassettes or ducted units suit most shops because they cool an open floor evenly and look clean. A small shop may only need one or two split units.
How much does commercial aircon installation cost?
It is quoted per job and depends on floor area, system type, number of units, brand and building works. [ADD: our starting price or range.] Compare quotes only when the scope is the same.
Do I need landlord approval to install aircon in a shop or office?
Usually yes. Leases and building rules often limit outdoor unit locations, noise, working hours and facade changes. Get written approval before you order.
Can installation be done after business hours?
Often yes. Agree this before the job starts, and check any building rules on after-hours noise and lift use.
What energy rating should I choose?
Since 1 April 2025, NEA requires single-split units to be at least 4 ticks and multi-split units at least 5 ticks. Higher ratings cost more to buy but less to run.
Do you install all aircon brands?
We install Daikin, Mitsubishi, Panasonic, LG and other brands.
Can I reuse my existing aircon units?
Mixing old and new units can reduce efficiency and may void the manufacturer’s warranty, so ask for a compatibility check first.
